- Engel & Völkers launched a new UAE website in early 2024 with almost no organic visibility.
- We built the English site around how property buyers actually search in Dubai, neighbourhood by neighbourhood.
- Organic traffic grew from 3,245 monthly sessions in August 2024 to 45,232 in August 2026, a rise of 1,294%.
- Google’s AI Overviews absorbed informational clicks through mid 2025. We shifted the content mix toward commercial and navigational intent and recovered to a new high.
- The site has delivered roughly 775,000 organic sessions since launch, currently worth about $31,100 a month in equivalent paid search spend.

Challenge
The UAE site launched with no organic footprint at all. In April 2024 it drew 126 organic visits in the month. A global brand name counts for very little in Dubai property search, where portals and local agencies hold the commercial terms and have years of accumulated authority behind them.
The second problem was structural. Roughly 1,200 URLs were live, most of them listing and location templates, and the same errors repeated across all of them. Fixing pages one at a time would never catch up with the rate the site was adding inventory.
“ We’ve always struggled with the lack of transparency from SEO and PPC agencies, but Mamba Agency has completely turned that around for us. ”

[SOLUTION]
Solution
01 || Own the neighbourhood, not just the listing. || We built area guides for Dubai Marina, Arabian Ranches, Emirates Hills, Jumeirah Village Circle and more than thirty other communities, each mapped to the way buyers search that specific area rather than to generic property terms.
02 || Fix the templates, not the pages. || Metadata, internal linking, FAQ blocks and schema were corrected at template level across the listing and location pages, so every URL built on them improved at once instead of one by one.
03 || Move the mix toward commercial intent. || When AI Overviews began absorbing informational clicks in mid 2025, we rebuilt the content calendar around off plan projects and commercial property terms, the queries where buyers still click through to the site.

What AI Overviews changed
Between June and October 2025 the site lost roughly a quarter of its organic traffic, falling from 34,900 monthly sessions to 25,284. The cause was not a penalty or a technical fault. Google’s AI Overviews had started answering the informational property questions that a large share of the content was built to capture, and those answers no longer needed a click.
We diagnosed it in June 2025 and changed the strategy rather than waiting for the trend to reverse. Dependence on informational content came down and commercial, navigational and transactional intent came up. Traffic recovered to 45,232 monthly sessions by August 2026, 79% above the trough and higher than the pre AI Overviews peak.
“ They’ve proven to be a fantastic partner, demonstrating a genuine willingness to understand, learn, and adapt to our unique customer base and target audience. ”

Looking ahead
The next phase extends the same logic into AI search itself. We are tracking prompt level visibility for UAE property queries across ChatGPT, Gemini, Perplexity and Google AI Overviews, and building the answer first pages and earned citations that decide whether Engel & Völkers gets named when a buyer asks an assistant where to buy in Dubai.
Traffic has softened over the last three months, from 45,232 in August 2026 to 36,130 in October. Seasonality accounts for part of it and the current workstream is focused on the commercial pages that carry the most buyer intent.
